Edgewater is the Miami neighborhood that didn’t exist as a recognized luxury submarket until about 2014, then built more square feet of condo product in ten years than most U.S. cities have in their entire history. The trigger was the Paraiso project — Related Group, four towers, an Amara restaurant by Michael Schwartz, a beach club on Biscayne Bay. Once Paraiso proved the bayfront would absorb new luxury, Missoni Baia, Aria on the Bay, Biscayne Beach, Elysee, Bay House, and a dozen others followed. The result is the most concentrated stretch of new-construction luxury condos in Miami-Dade — bayfront views east, walkable access to Wynwood (north), Design District (north), and Midtown Miami (immediately west), and a 10-minute drive to Brickell or the Beach.
What that means for buyers: Edgewater is the bayfront value play. Same Biscayne Bay water Brickell pays for, often 20-40% less per square foot. Same walking access to Wynwood that Wynwood pays a premium for. The trade-offs are real: no Brickell Avenue address cachet, no Miami Beach lifestyle, no waterfront single-family option (Edgewater is condo-only). But for buyers who want new construction, water views, and integrated walkable urbanism without paying Brickell or Beach prices, this is the most active inventory pool in the city.

488 NE 18th Street. 53 stories, 647 residences — the largest single Edgewater tower. Arquitectonica architecture. $500K-$3M typical. The Edgewater building with the largest active resale + rental market — extremely deep liquidity.
701 NE 29th Street. 51 stories, 392 residences. The novelty: trucked-in sand for a real beach club on Biscayne Bay (you can swim, the bay doesn’t normally invite it). $700K-$4M.
The established cluster, now the value tier. Pricing has caught up but not all the way — still 15-25% per sqft below the newest 2020+ towers. $400K-$2M. Several of these are popular with first-time Miami buyers and investors.
The new top of market. Branded residences pushing Edgewater pricing into the $1,800-$2,500/sqft territory previously reserved for Sunny Isles + premium Miami Beach. Pre-construction sales were strong despite the higher pricing — buyers betting Edgewater is the next Brickell-pricing peer.
Margaret Pace Park (1745 N Bayshore Drive) is Edgewater’s anchor green space — 8 bayfront acres with tennis courts, basketball, sand volleyball, dog park, fitness equipment, playground. Free, public, well-maintained. Most Edgewater residents organize around the park. Edgewater also has the bayfront promenade slowly being knit together as new towers complete their public-realm contributions.
Amara at Paraiso (Michael Schwartz) — modern Latin, bayfront, the Edgewater destination. Klima — Catalan tapas, intimate. Pubbelly Sushi — the Edgewater outpost of the Miami staple. Mignonette Uptown — oysters + seafood. Crazy About You — bayfront views, modern Italian. Mr. Hospitality properties cluster nearby. Walking distance puts you in Wynwood + Midtown — adding Beaker & Gray, Doya, 1-800-Lucky Asian food hall, Joey’s, Coyo Taco, the entire Wynwood restaurant row to your effective dining radius.
Edgewater’s in-district public school options are limited; the strongest nearby choices are the magnet and private schools listed above, several of which draw students from across Miami-Dade.
Both are bayfront condo districts walking-distance to Downtown Miami. Brickell is the financial district — older establishment, more office towers, more business-class concentration, higher per-sqft pricing. Edgewater is the residential bayfront — newer towers, more leisure-oriented amenities, walking access to Wynwood + Design District + Midtown, typically 20-40% less per sqft than comparable Brickell product. Many buyers who visit both end up choosing Edgewater for the value and Brickell for the prestige address.
They’re immediate neighbors separated by Biscayne Boulevard. Edgewater is east of Biscayne and on the bay; Midtown is west of Biscayne and built around the Midtown Miami shopping district (Target, Marshalls, Trader Joe’s, Sweetgreen). Many residents use the two interchangeably — live in Edgewater, walk to Midtown for groceries. Pricing: Edgewater higher (bayfront premium); Midtown lower.
Not a true ocean beach — Edgewater is mainland, on the Biscayne Bay. To get to the Atlantic ocean beach you cross the MacArthur Causeway (12 min) to Miami Beach. Biscayne Beach (the tower) imported sand for a beach-club experience on the bay. Margaret Pace Park has sand volleyball courts. But if true beachfront is the requirement, look at Miami Beach, Sunny Isles, or Key Biscayne.
Moderate by Miami luxury standards. The new 2020+ towers (Missoni Baia, Elysee, Paraiso) run $1.50-$2.50/sqft/month. The established 2013-2018 buildings $1-$1.75/sqft/month. Branded residences (Edition, Cipriani) will run $2.50-$4/sqft. Lower than Sunny Isles or premium Miami Beach. Plus, because the buildings are new, SB 4-D special-assessment risk is minimal.
Edgewater draws a heavily international and investment-oriented buyer pool alongside domestic relocators and local move-up buyers. The common thread is demand for new-construction bayfront product at pricing 20-40% below comparable Brickell or Miami Beach towers.
Yes — one of the most walkable luxury submarkets in Miami. Within 15 minutes on foot you reach Wynwood (restaurants, galleries, retail), Design District (luxury retail, restaurants, ICA Miami museum), Midtown (groceries, casual restaurants, fitness). The bayfront promenade is being knit together as new towers deliver public-realm contributions. For a city that historically rewarded car ownership, Edgewater is genuinely pedestrian-friendly.
Building-by-building, and trending stricter. Most Edgewater HOAs limit minimum lease terms — 30 days, 60 days, or longer. A few permit shorter-term rental. Florida state law + Miami municipal code add additional restrictions. Before any Edgewater investment based on short-term rental income, pull the building’s bylaws + rental rider + recent HOA enforcement history.
