The insider read

Why Edgewater is different

Edgewater is the Miami neighborhood that didn’t exist as a recognized luxury submarket until about 2014, then built more square feet of condo product in ten years than most U.S. cities have in their entire history. The trigger was the Paraiso project — Related Group, four towers, an Amara restaurant by Michael Schwartz, a beach club on Biscayne Bay. Once Paraiso proved the bayfront would absorb new luxury, Missoni Baia, Aria on the Bay, Biscayne Beach, Elysee, Bay House, and a dozen others followed. The result is the most concentrated stretch of new-construction luxury condos in Miami-Dade — bayfront views east, walkable access to Wynwood (north), Design District (north), and Midtown Miami (immediately west), and a 10-minute drive to Brickell or the Beach.

What that means for buyers: Edgewater is the bayfront value play. Same Biscayne Bay water Brickell pays for, often 20-40% less per square foot. Same walking access to Wynwood that Wynwood pays a premium for. The trade-offs are real: no Brickell Avenue address cachet, no Miami Beach lifestyle, no waterfront single-family option (Edgewater is condo-only). But for buyers who want new construction, water views, and integrated walkable urbanism without paying Brickell or Beach prices, this is the most active inventory pool in the city.

The Edgewater markets

  • The Paraiso quartet — Paraiso Bay, Paraiso Bayviews, Gran Paraiso, One Paraiso. Related Group’s master-planned 4-tower campus. Shared amenities, beach club, Amara restaurant. $700K-$5M.
  • Missoni Baia — Asymptote Architecture-designed, the most visually distinctive Edgewater tower. 57 stories, 249 residences. $1M-$8M.
  • Aria on the Bay — 53 stories, 647 residences, the largest single Edgewater tower. $500K-$3M typical.
  • Biscayne Beach — boutique 51-story tower with a true beach club (sand brought in). $700K-$4M.
  • Elysee — Two Roads Development, Jean-Louis Deniot interiors, 100 whole-floor residences. $2M-$10M.
  • Bay House, Icon Bay, The Crimson, 23 Biscayne Bay, Vista, Hyde Midtown — the established 2013-2018 wave. $400K-$2M typical.
  • 2024-2026 new pipeline — Edition Residences Edgewater, Villa Miami, Cipriani Residences, Aston Martin Residences (technically downtown but adjacent). Top of market.
  • Rentals — Edgewater’s investor-owner tier rents out heavily. New-tower 2BR rentals run $4-9K/mo; trophy floors $15-30K/mo.

Edgewater rentals — the investor inventory pool

Edgewater has the deepest rental pool of any Miami luxury submarket because so many units were sold to investor-buyers who rent them out. The result: more selection, more competition for landlords, and the most negotiable luxury rental market in Miami. For renters, this is the bayfront value play; for owners, it’s a real cash-flow market once HOA + insurance are accounted for.

The buildings worth knowing

The Paraiso quartet — Paraiso Bay, Paraiso Bayviews, Gran Paraiso, One Paraiso

700-2900 NE Block, anchored at 480 NE 31st Street. Related Group’s master-planned 4-tower bayfront campus, 1,400+ residences total. Each tower has its own design team (Arquitectonica + Piero Lissoni + Patricia Anastassiadis interiors), but all share the bayfront beach club, Amara at Paraiso restaurant (Michael Schwartz), tennis courts, gym, and pool deck. The catalyst that made Edgewater a recognized luxury submarket. $700K-$5M.

Missoni Baia

700 NE 26th Terrace. Asymptote Architecture (Hani Rashid + Lise Anne Couture). 57 stories, 249 residences. The Missoni brand collaboration brought editorial interiors and the most photographed Edgewater facade. Bayfront with deep wraparound balconies. Completed 2022. $1M-$8M.

Elysee

788 NE 23rd Street. Two Roads Development. Arquitectonica architecture + Jean-Louis Deniot (Paris) interiors. 100 whole-floor residences, private elevator landings, the most refined Edgewater address. 55 stories. $2M-$10M. The quiet money’s choice in Edgewater.

Aria on the Bay

488 NE 18th Street. 53 stories, 647 residences — the largest single Edgewater tower. Arquitectonica architecture. $500K-$3M typical. The Edgewater building with the largest active resale + rental market — extremely deep liquidity.

Biscayne Beach

701 NE 29th Street. 51 stories, 392 residences. The novelty: trucked-in sand for a real beach club on Biscayne Bay (you can swim, the bay doesn’t normally invite it). $700K-$4M.

The 2013-2018 wave — Bay House, Icon Bay, The Crimson, 23 Biscayne Bay, Vista, Hyde Midtown

The established cluster, now the value tier. Pricing has caught up but not all the way — still 15-25% per sqft below the newest 2020+ towers. $400K-$2M. Several of these are popular with first-time Miami buyers and investors.

The 2024-2026 pipeline — Edition Residences Edgewater, Villa Miami, Cipriani Residences

The new top of market. Branded residences pushing Edgewater pricing into the $1,800-$2,500/sqft territory previously reserved for Sunny Isles + premium Miami Beach. Pre-construction sales were strong despite the higher pricing — buyers betting Edgewater is the next Brickell-pricing peer.

Living in Edgewater

Margaret Pace Park & the bayfront

Margaret Pace Park (1745 N Bayshore Drive) is Edgewater’s anchor green space — 8 bayfront acres with tennis courts, basketball, sand volleyball, dog park, fitness equipment, playground. Free, public, well-maintained. Most Edgewater residents organize around the park. Edgewater also has the bayfront promenade slowly being knit together as new towers complete their public-realm contributions.

The food

Amara at Paraiso (Michael Schwartz) — modern Latin, bayfront, the Edgewater destination. Klima — Catalan tapas, intimate. Pubbelly Sushi — the Edgewater outpost of the Miami staple. Mignonette Uptown — oysters + seafood. Crazy About You — bayfront views, modern Italian. Mr. Hospitality properties cluster nearby. Walking distance puts you in Wynwood + Midtown — adding Beaker & Gray, Doya, 1-800-Lucky Asian food hall, Joey’s, Coyo Taco, the entire Wynwood restaurant row to your effective dining radius.

Schools

  • Phillis Wheatley Elementary — public, in-district.
  • Robert Morgan Educational Center — magnet, west.
  • iPrep Academy — top-rated public magnet K-12, 10 min south.
  • School for Advanced Studies — magnet, dual-enrollment with Miami Dade College.
  • Private options — Cushman School, MAST Academy (downtown), Carrollton (Coconut Grove), Gulliver Prep (Coral Gables) — Edgewater families commute.

Edgewater’s in-district public school options are limited; the strongest nearby choices are the magnet and private schools listed above, several of which draw students from across Miami-Dade.

Getting around

  • Biscayne Boulevard (US-1) + NE 2nd Avenue — the N-S spines. Connects to Downtown, Brickell, the Design District.
  • Walking distance to Wynwood (~15 min), Design District (~15 min), Midtown Miami (~5 min west across Biscayne Blvd).
  • Brightline MiamiCentral station 8 min south. 35 min to Aventura, 35 min to FLL, 75 min to Orlando.
  • Metromover — the free downtown circulator’s School Board stop is at Edgewater’s south edge.
  • Free Connect Trolley — Miami’s free trolley loop covers parts of Edgewater.
  • MIA 20 min · FLL 35 min · OPF 25 min.
  • Marinas — no large marina in Edgewater itself; Sea Isle Marina at Brickell (10 min south) and Pelican Harbor Marina (15 min north) serve resident boaters.

Edgewater 2026 market: what we’re watching

  1. The branded-residence pricing leap. Edition Residences Edgewater, Villa Miami, Cipriani Residences pushed pre-construction pricing into the $1,800-$2,500/sqft tier — historically Sunny Isles + premium Miami Beach territory. If they sell through and resale well, the entire Edgewater per-sqft baseline shifts up 15-25%. If they don’t, expect markdowns visible into the established 2014-2022 inventory.
  2. Rental absorption. Edgewater’s investor-heavy ownership = the deepest condo rental pool in Miami. New towers deliver, units flood the rental market for 90-120 days, rents soften, then absorb. Watch the 90-day rental DOM trend to gauge whether the rental market is keeping up with the supply pipeline.
  3. School pull. Edgewater’s inventory is overwhelmingly condos; new charter or magnet school announcements would broaden its housing appeal. Watch for those.
  4. SB 4-D drag (limited). Most Edgewater buildings are post-2013 — well under the 30-year structural review threshold. This is one of the few Miami submarkets where SB 4-D is not a major near-term issue. The older 1980s buildings on the western edge are the exception.
  5. The Wynwood + Design District halo. As Wynwood and Design District push retail + restaurant + cultural density, Edgewater’s walking-distance value increases. The relationship is mutually reinforcing.

Frequently asked questions

What’s the difference between Edgewater and Brickell?

Both are bayfront condo districts walking-distance to Downtown Miami. Brickell is the financial district — older establishment, more office towers, more business-class concentration, higher per-sqft pricing. Edgewater is the residential bayfront — newer towers, more leisure-oriented amenities, walking access to Wynwood + Design District + Midtown, typically 20-40% less per sqft than comparable Brickell product. Many buyers who visit both end up choosing Edgewater for the value and Brickell for the prestige address.

What’s the difference between Edgewater and Midtown Miami?

They’re immediate neighbors separated by Biscayne Boulevard. Edgewater is east of Biscayne and on the bay; Midtown is west of Biscayne and built around the Midtown Miami shopping district (Target, Marshalls, Trader Joe’s, Sweetgreen). Many residents use the two interchangeably — live in Edgewater, walk to Midtown for groceries. Pricing: Edgewater higher (bayfront premium); Midtown lower.

Is there a beach in Edgewater?

Not a true ocean beach — Edgewater is mainland, on the Biscayne Bay. To get to the Atlantic ocean beach you cross the MacArthur Causeway (12 min) to Miami Beach. Biscayne Beach (the tower) imported sand for a beach-club experience on the bay. Margaret Pace Park has sand volleyball courts. But if true beachfront is the requirement, look at Miami Beach, Sunny Isles, or Key Biscayne.

How are Edgewater HOAs?

Moderate by Miami luxury standards. The new 2020+ towers (Missoni Baia, Elysee, Paraiso) run $1.50-$2.50/sqft/month. The established 2013-2018 buildings $1-$1.75/sqft/month. Branded residences (Edition, Cipriani) will run $2.50-$4/sqft. Lower than Sunny Isles or premium Miami Beach. Plus, because the buildings are new, SB 4-D special-assessment risk is minimal.

What’s the buyer appeal in Edgewater?

Edgewater draws a heavily international and investment-oriented buyer pool alongside domestic relocators and local move-up buyers. The common thread is demand for new-construction bayfront product at pricing 20-40% below comparable Brickell or Miami Beach towers.

Is Edgewater walkable?

Yes — one of the most walkable luxury submarkets in Miami. Within 15 minutes on foot you reach Wynwood (restaurants, galleries, retail), Design District (luxury retail, restaurants, ICA Miami museum), Midtown (groceries, casual restaurants, fitness). The bayfront promenade is being knit together as new towers deliver public-realm contributions. For a city that historically rewarded car ownership, Edgewater is genuinely pedestrian-friendly.

Can I rent in Edgewater short-term (Airbnb)?

Building-by-building, and trending stricter. Most Edgewater HOAs limit minimum lease terms — 30 days, 60 days, or longer. A few permit shorter-term rental. Florida state law + Miami municipal code add additional restrictions. Before any Edgewater investment based on short-term rental income, pull the building’s bylaws + rental rider + recent HOA enforcement history.

Can I buy an Edgewater property with Bitcoin?

Yes. Edgewater’s international + crypto-friendly buyer pool has driven multiple BTC closings — title companies in the corridor are experienced. We display BTC pricing for transparency; closing happens via specialized title companies that handle the conversion + reporting.
