There are no single-family estates within city limits — the adjacent Golden Beach is a separate municipality. The product is the building, the floor, and the line.   1. Estates at Acqualina resales begin. The two-tower Estates project delivered 2021. First-wave resales are hitting market 2025-2026 — early data shows resales clearing 8-15% above original purchase, which on $15-30M units is real money. Watch this for trajectory of the entire Acqualina cluster.
  2. SB 4-D condo legislation drag. Florida’s 30+ year condo buildings face mandatory structural reviews + reserve funding. Sunny Isles’ 1990s-era oceanfront cluster is mid-process. Most major buildings have passed; a few are funding repair assessments in the $10-50K/unit range. Pull the engineer’s report + reserve study + 12-month special-assessment history before any offer on a pre-2000 building.
  3. The new-tower pipeline. 2024-2026 saw multiple new ultra-luxury announcements (Bentley Residences, St. Regis Residences in adjacent Bal Harbour). Pricing for these floors-now-selling pre-construction pushed the per-sqft ceiling for the entire corridor.

How does Porsche Tower’s car elevator actually work?

You drive your car onto a robotic platform (called a “Dezervator” after developer Gil Dezer) at ground level. The platform lifts the car up the building to your floor and parks it in a glass-walled sky garage adjacent to your residence. You can see your car from the living room. The system handles 3-4 cars per residence. It works (mostly) reliably. Maintenance is part of the HOA. Insurance against system failure is included.
