Why Coconut Grove is different

Coconut Grove is older than Miami. It was founded in 1873 — 23 years before Miami was even incorporated as a city. The Barnacle, the 1891 pioneer home of yacht designer Ralph Munroe, still sits at 3485 Main Highway on its original foundations. Vizcaya, James Deering’s 1916 Italianate estate, anchors the bay-front. The Grove’s banyan canopy was planted in the 1920s and 1930s by residents who fought (successfully) to keep developers from clear-cutting it. A century later, the trees still arch over Main Highway like a cathedral nave. Coconut Grove is the one Miami neighborhood that actually feels old.

What that means for real estate: the Grove buyer is fundamentally different from the Brickell buyer or the Miami Beach buyer. Grove buyers are buying stability. The schools. The trees. The yacht clubs. The Grove home-to-sale ratio is the lowest in Miami-Dade — people who buy here tend to stay, and turnover is low. The market is quieter, more clubby, more relationship-driven than the rest of Miami. The off-market deal flow in this neighborhood is real and consequential.

The four Coconut Grove markets

  • Homes & Luxury Homes — single-family in the historic Grove pockets (Center Grove, North Grove). $1.5M–$5M. The bulk of the Grove’s everyday transactions.
  • Mansions — large historic and contemporary single-family on the prestige streets: Tigertail Avenue, South Bayshore Drive, Devon Road, Kumquat Avenue, Loquat Avenue. $5M–$15M. The “I just got back from sailing” tier.
  • Estates — the gated and waterfront enclaves: Camp Biscayne, The Moorings, Tigertail Lake Estates, Coconut Grove Yacht Club Estates, the bayfront stretch of South Bayshore. Plus Grove Isle (private island residential). $10M–$35M+. Deep-water dockage or yacht-club membership comes with most.

The buildings worth knowing

Park Grove (One / Two / Three Park Grove)

The Norman Foster + Rem Koolhaas-led CMC Group development at 2811 South Bayshore Drive. Three towers, 287 residences combined. Two-story sky lounges, private elevators to most units, infinity pool with Vizcaya views. Penthouses cleared $25M+. The most-architecturally-significant building in the Grove and arguably in Miami-Dade. Two Park Grove and Three Park Grove are the more-recently-completed siblings — design language consistent, slight floor-plan differences.

Vita at Grove Isle

The new (2024-2025 completion) addition to Grove Isle — Miami’s only private residential island just steps from the mainland. Vita is luxury bayfront on what’s already an exclusive enclave. Memberships to the Grove Isle Club included.

Grovenor House

2627 South Bayshore Drive. Built 2006. 165 residences. The pre-Park Grove generation of Grove ultra-luxury condo — still strong resale dynamics, smaller building feel than Park Grove. Penthouses regularly trade $7-15M.

The Mayfair

The 1980s-era mixed-use complex at CocoWalk-adjacent. Hotel + residences + shopping. Recently refurbished. The Mayfair condo tier is the most-affordable Grove condo entry — walkable to CocoWalk, the Sailing Club, Peacock Park.

Grove at Grand Bay

The Bjarke Ingels twin-tower project at 2669 South Bayshore Drive — the architectural statement that pre-dated Park Grove. 96 residences across two twisting towers. Floor plans run large; penthouses are signature trophy units.


Living in Coconut Grove

Schools — a major driver of Grove demand

Coconut Grove + Coral Gables together host more of Miami’s top private schools than any other corridor in the region. Within the Grove or 10 minutes of it:

  • Ransom Everglades School — co-ed, K-12 (split across Lower School in the Grove and Upper School at the bayfront campus). Founded 1903. The single most prestigious private school in Miami; admissions are reach-y, alumni network is institutional.
  • Carrollton School of the Sacred Heart — girls K-12, Catholic. The Grove’s prestige girls’ school. Bayfront campus on Main Highway.
  • St. Stephen’s Episcopal Day School — co-ed K-8. Smaller, intimate, very Grove-family-network.
  • Sts. Peter and Paul — Catholic K-8.
  • MAST Academy (on Virginia Key, 10 min east) — public magnet, marine science + technology focus. One of Miami-Dade’s strongest public schools.
  • Coconut Grove Elementary — public, A-rated.
  • George Washington Carver Middle School — public magnet (international studies). A-rated.

The school-driven calculation: Grove home values are stickier than Brickell condo values because the schools are the value driver, not the buildings. A 1960s-era 4-bedroom on Loquat Avenue trades at premium because of what walks-distance to Carrollton means. Coral Gables has the same dynamic; Brickell does not.

The restaurants

The Grove dining scene is denser than people outside Miami realize. The classics: Glass & Vine (the Grove anchor, Mediterranean, sit at the bar), The Local Craft Food & Drink (the gastropub), Le Bouchon du Grove (the French bistro that everyone knows), Greenstreet Cafe (the brunch institution), Lulu in the Grove, Bombay Darbar (Indian, James Beard nominee), Spillover, Monty’s Raw Bar (bayfront seafood), Cinco Cocina y Cantina, Lala. CocoWalk’s 2022 refurbishment added several new tenants — Sapore di Mare and a refreshed restaurant lineup.

  • Dinner Key Marina — 580+ slips, one of the largest marinas in Florida. Public-access plus members.
  • Coconut Grove Sailing Club — sailing-focused, family-membership tradition.
  • Coral Reef Yacht Club — full-service yacht club, social calendar.
  • Biscayne Bay Yacht Club — founded 1887, the oldest yacht club in Florida.
  • Peacock Park + Kennedy Park — central public bayfront parks.
  • The Barnacle Historic State Park — Ralph Munroe’s 1891 pioneer home; rare-Miami-history walking tour material.
  • Vizcaya Museum & Gardens — the 1916 estate that’s basically the Grove’s back yard.

Coconut Grove 2026 market: what we’re watching

  1. Park Grove resales hit cycle. One, Two, and Three Park Grove are all approaching their first or second resale cycle. Original buyers (2018-2022 deliveries) are now testing the market. Pricing is holding; some PHs commanding premium to original sale prices.
  2. The leafy-canopy supply problem. The Grove has roughly 5,000 single-family homes in the historic core. Construction is capped by tree-canopy preservation rules. Result: very limited new supply, and the 2026-2027 inventory is meaningfully thinner than 2020-2022. Buyers in this tier should be in market continuously — the right house sells in 2 weeks, often off-market.
  3. Tigertail Avenue + Devon Road consolidations. A few owners are quietly buying adjacent lots and consolidating into compound properties. The next 5-10 years of Grove ultra-luxury is being built quietly on already-Grove land.
  4. School-district premium widening. The Grove’s school-walkable streets (Center Grove + Carrollton-adjacent) command 25-40% premium over Grove streets without the walking distance. That gap was 15-20% in 2020. Schools are the value driver, increasingly.

Coconut Grove vs Coral Gables — how do they compare?

The eternal Miami question. Coral Gables has bigger lots, the planned-Mediterranean architectural character, and a walkable downtown. Coconut Grove has the bayfront, the boating clubs, and the leafier tree canopy. Schools are excellent in both — Carrollton and Ransom serve both neighborhoods, and many households enroll children in one while living in the other. Pricing is roughly comparable for single-family ($2-3M median). Tie-breakers: do you want to walk to dinner (Coral Gables, Miracle Mile)? Or do you want a sailing club membership (Coconut Grove)? Pick accordingly.

Is Coconut Grove safe?

The Grove core (Center Grove, North Grove, South Grove) is among the safest urban-adjacent areas in Miami-Dade. West Grove has more variance block-by-block. The bayfront mansion belt is patrolled and quiet. Standard urban judgment applies after midnight near CocoWalk.

What schools serve Coconut Grove?

Public: Coconut Grove Elementary (A-rated), George Washington Carver Middle (magnet, international studies, A-rated), MAST Academy (Virginia Key magnet, marine science). Private: Ransom Everglades K-12, Carrollton girls’ K-12, St. Stephen’s Episcopal K-8, Sts. Peter and Paul Catholic K-8. Apply early — Ransom and Carrollton waitlists are real.

Is Grove Isle gated?

Yes — Grove Isle is a private residential island connected to the Grove mainland by a single bridge with 24-hour security. Residents include condo owners (Vita at Grove Isle, the existing Grove Isle towers) plus Grove Isle Club members. Direct deep-water dockage at the marina + tennis + pool + spa included with most ownership tiers.

Do Coconut Grove single-family homes appreciate as well as Brickell condos?

Different mechanic. Brickell condos appreciate fast in up-cycles and correct hard in down-cycles. Grove single-family homes appreciate steadily — slower in up-cycles but considerably more resilient in downturns because demand is steady and the supply is capped by zoning and tree-canopy rules. Over 20-year holding periods, Grove single-family typically out-appreciates Brickell condo. Over 5-year periods, the math can go either way.

What’s the parking like at CocoWalk?

Better than Brickell, better than Wynwood. The CocoWalk garage is the central public lot — meter-paid, generally available, $1-3/hour. Most Grove residential streets allow on-street parking. Park Grove + Grovenor House + Vita at Grove Isle all include 2+ deeded spaces per unit.

How walkable is Coconut Grove?

Center Grove and North Grove are genuinely walkable — restaurants, CocoWalk, the bayfront parks, the schools, the marina, all within 10-15 minutes on foot. South Grove (the leafy estate belt) is car-required for most errands, but bikeable within the Grove. The tree canopy makes the walk pleasant year-round — temperatures in the Grove on a 90-degree summer day run noticeably cooler than in Brickell.

Property taxes in Coconut Grove?

The Grove is in the City of Miami (not Coral Gables or Miami Beach). Effective rate roughly 2.0-2.2% of assessed value for non-homesteaded property. City of Miami millage ~7.7 mills + County ~5.6 mills + School District ~7.0 mills. Florida’s Save Our Homes caps annual increases to 3% for homesteaded primary residences. Recent buyers will pay 2-3x the seller’s bill on the same address.

Can I buy a Coconut Grove property with Bitcoin?
