Golden Beach is the 0.4-square-mile Town immediately north of Sunny Isles Beach and immediately south of Hallandale Beach (which is in Broward County). The Town’s defining characteristic — and the source of its enduring trophy-tier real estate market — is one of the most restrictive zoning regimes in South Florida: single-family residential only, no multi-family, no commercial. The prohibition on condos has been continuously enforced since the Town’s incorporation in 1929. Where Sunny Isles is the densest collection of ultra-luxury OCEANFRONT TOWERS in the U.S., Golden Beach is its opposite — the densest collection of ultra-luxury OCEANFRONT SINGLE-FAMILY HOMES.
About 860 people live in approximately 370 homes. The Town is laid out as a small grid: Strand Drive runs along the oceanfront (the trophy address), Center Island Drive runs along an interior canal, North Parkway runs along the western edge. Most lots are 75-100 feet wide; the oceanfront lots are larger. The Town owns the entire ocean beachfront as protected resident-only beach (the only municipality in Miami-Dade with a private resident beach in this format). There’s a Town beach pavilion with cabanas, restrooms, lifeguards. There’s a small Town pool. The Town has its own police department, code enforcement, and city manager — meaningful self-governance for such a tiny population.
The buyer pool is concentrated and discreet. Wall Street + private-equity HNWI who want oceanfront privacy without the condo-tower amenity package. International ultra-wealthy buyers who want a beachfront second-home without the condo HOA constraints. Celebrities — Ricky Martin has owned in Golden Beach for years; other entertainment + sports figures have rotated through. The discretion is part of the value proposition: Golden Beach trades are typically off-market or through tight broker networks, days-on-market is among the lowest in the County for any market segment, and the resident community is small enough that everyone genuinely knows everyone.

Golden Beach owns the entire ocean beachfront — about a mile of Atlantic frontage — as resident-only beach. The Town beach pavilion at the south end of Strand Drive provides cabanas, restrooms, lifeguards, and beach umbrella service. Resident beach access is one of the genuine differentiators between Golden Beach and adjacent condo-tower municipalities (where beach access requires walking through hotel lobbies or paying for beach club memberships).
Golden Beach has hosted a rotating cast of entertainment, sports, and Wall Street figures over the decades. Ricky Martin has been a long-term owner. NBA + NFL players + music industry executives + Wall Street partners + international family wealth all rotate through. The Town’s privacy + scale + zoning make it ideal for buyers who want the oceanfront lifestyle without paparazzi or condo-board scrutiny. The transactions are typically off-market or through tight broker networks.
Golden Beach has no commercial development of its own — no restaurants, no shops, no offices within the Town. Daily errands + dining happen 5 minutes south in Sunny Isles Beach (Il Mulino at Acqualina, Costa Med, Aleksander) or 10 minutes south in Bal Harbour Shops (Le Zoo, Makoto, Carpaccio, Hillstone). For residents, this is a feature: no commercial traffic, no tourist density, but real urban amenities a 5-minute drive away.
Golden Beach has no schools within the Town. Public schooling pulls from adjacent zones — typically Ojus Elementary, Highland Oaks Middle, and Aventura’s Dr. Michael M. Krop Senior High. Most Golden Beach families with school-age children attend private schools — Hebrew Academy (RASG) (Miami Beach), Scheck Hillel (Aventura), Cushman School (Miami), Carrollton + Ransom Everglades (Coconut Grove), Gulliver Prep (Coral Gables). Many families employ private tutors + drivers.
