Brickell isn’t a Miami neighborhood the way Coconut Grove is a Miami neighborhood. It’s a city inside the city — 1.4 square miles of vertical real estate stacked between Biscayne Bay and the Miami River, where 35,000 residents share what is effectively a 24-hour financial-and-nightlife district. You can walk to a $4 cortadito, a Sotheby’s auction preview, and a five-star omakase within ten minutes. Then a hurricane evacuation route. Then a Pilates studio that doubles as a hedge-fund recruiter’s office. Brickell is wild like that.
The shorthand most people use — “Manhattan of the South” — undersells it on one front and oversells it on another. Brickell is denser than Manhattan in some pockets. But it’s also younger, faster-changing, and considerably more international. Roughly 37% of Brickell condo buyers in 2024 were foreign nationals (the highest concentration in Miami-Dade), with the heaviest flows from Argentina, Venezuela, Colombia, Brazil, and Russia. Top-floor units in 1010 Brickell, Echo Brickell, and Una Residences trade in the $5–$25M range — and increasingly, in Bitcoin. We price every listing in both because, in Brickell, you’ll meet buyers who think in both.
Who it’s not for: families with school-age kids (there’s exactly one public elementary, and the rest of the public school catchment is across the river), anyone who values quiet, and anyone who wants outdoor space larger than a balcony.
Brickell is its towers. Knowing which is which — and what they’re actually like to live in — is the single biggest cheat code for buying or renting here. The marketing brochures look interchangeable. The buildings absolutely are not.
You can eat at a James Beard nominee five nights a week and never repeat. The Brickell heavy-hitters: Komodo (David Grutman’s lounge-restaurant — Wednesday nights are the scene), La Mar by Gastón Acurio at the Mandarin Oriental (Peruvian fine dining, sunset on the bay), Cipriani (the Brickell branch of the global empire), Sexy Fish (London import, by Caprice Holdings — the most expensive sushi in Brickell, possibly worth it for a date night), Quinto La Huella at East Miami (Uruguayan parrilla, rooftop), and Casa Tua Cucina in Saks Brickell (open daytime, designed like a Tuscan farmhouse). For a Tuesday-night low-key: The River Oyster Bar on the Miami River — half-priced shucks until 7pm, locals only.
The honest answer: Brickell is light on public schooling. Southside Elementary (45 SW 13th St) is the only public elementary, A-rated, but it caps out at 4th grade. Middle and high schools are across the river. Most Brickell families with school-aged kids enroll at private schools — Carrollton (girls, Coconut Grove), Ransom Everglades (co-ed, Coconut Grove, K-12), Cushman (Edgewater, K-8), Highland Oaks (Aventura, only if you commute). Realistic plan for families: rent in Brickell for a season, decide whether the lifestyle is worth the school commute, then make the call.
Simpson Park (55 SW 17th Rd) is Brickell’s hidden secret — a 8-acre virgin tropical hammock, one of the last pieces of the original Miami forest. You can walk through it in 15 minutes and forget you’re in a city of 450,000. Brickell Park (1101 Brickell Bay Dr) is small but right on the water. Alice Wainwright Park (just north toward Vizcaya) opens at sunrise — if you’ve never seen the sun come up over Biscayne Bay with the Brickell skyline behind you, set an alarm and go.

Median sale price for a Brickell condo in 2024 was $725,000, with the per-square-foot average sitting at $880. Ultra-luxury units at Echo, Una, 1010, and Brickell Flatiron clear $1,800+ per square foot. Pre-construction units (Cipriani Residences, Mercedes-Benz Places) trade higher still.
Building-by-building. Icon Brickell allows daily rentals in one of three towers. SLS Lux has a built-in rental program. Most modern luxury buildings (Echo Brickell, Brickell Flatiron, Una) do not allow rentals under 6 months. Always verify the current condo declaration before assuming rental income — it’s the single biggest deal-killer we see.
Brickell is highly walkable, centrally located, and safe, with waterfront green space along the Brickell Bay Walk and Simpson Park. Its public elementary schools are largely across the river in Downtown, and private schools also serve the area. The housing stock is overwhelmingly high-rise condos rather than single-family homes.
Wide range: $0.85–$1.50 per square foot per month, billed quarterly. A 1,200 SF 2-bedroom typically runs $1,000–$1,800/month in HOA. Newer luxury buildings (Una, Echo) are at the high end. Note the post-Surfside special-assessment dynamic — older buildings (15+ years) are increasingly issuing one-time assessments for structural reserves. Always pull the 12-month assessment history.
Yes — and it happens more often in Brickell than in any other Miami neighborhood. Statistically one of the safer central-city neighborhoods in the U.S. — most crime is property-related (car break-ins around the Mary Brickell Village garage, mostly), violent crime is rare. Building security is excellent in every luxury tower. The actual safety risk in Brickell isn’t crime — it’s the construction-truck traffic on Brickell Avenue at 7am.
If you want short-term rentals — Icon Brickell Tower 3 or SLS Lux. If you want long-term tenant income with good appreciation — 1010 Brickell, Brickell Heights East, or The Bond. If you’re betting on pre-construction appreciation — Cipriani Residences Miami and Mercedes-Benz Places (both pre-construction, both bring brand power into a market that pays for brand). Talk to us before you sign any pre-construction reservation — the deposit structures vary wildly.
Brickell is vertical and 24-hour; Coconut Grove is leafy and slower. Brickell prices per square foot run roughly double Coconut Grove for comparable units, but Brickell rents are also higher (often 70–80% higher for short-term, 30–40% higher long-term). The Grove offers a leafier, lower-rise setting; Brickell is denser, higher-rise, and more walkable. The right call depends on whether you want noise or silence — and whether you want to walk to dinner or drive.
