South Miami is a small City of about 12,000 residents sandwiched between Coral Gables (north and east) and Kendall (south and west) — incorporated 1927 with the official nickname “The City of Pleasant Living”. It punches above its small size because of three structural advantages: (1) it borders the University of Miami campus, with all the cultural + economic + dining + young-adult-vibrancy that comes with a major research university next door; (2) South Miami Hospital (now Baptist Health South Miami) is a major regional employer + medical center; and (3) the South Miami Metrorail station at Sunset Drive + US-1 makes Brickell a 22-minute train ride away, a rare actually-functional public-transit option for South Florida residential property.
Daily life centers on Sunset Drive (SW 72nd Street) — the walkable downtown spine with restaurants, shops, the historic Sundial Cinema, the South Miami City Hall, the Sunset Place shopping center (recently renovated as a mixed-use destination), and the Metrorail station. It’s one of South Florida’s most genuinely walkable downtowns — residents from the surrounding single-family streets walk to dinner, walk to the gym, walk to the Metrorail. The combination of walkable downtown + Metrorail + UM-adjacent + accessible price point makes South Miami one of the more “city-feeling” suburban locations in Miami-Dade.
The residential streets are predominantly 1950s-1970s ranch + Mediterranean single-family on standard suburban lots, mostly updated, with mature live oak + royal palm canopies. The buyer pool includes UM faculty + medical professionals priced out of Coral Gables.
