Bal Harbour is the smallest luxury municipality in Miami-Dade — a 0.4-square-mile Village of about 3,000 residents wrapped around Bal Harbour Shops, the highest-grossing-per-square-foot shopping center in the United States. Hermès, Chanel, Tiffany, Cartier, Saks, Neiman Marcus, Harry Winston, Bvlgari, Apple flagship, plus 100 more tenants in an outdoor garden plan with koi ponds and royal palms. The Shops were built by Stanley Whitman in 1965 and remain family-owned (Matthew Whitman Lazenby today). The Village around them grew up to serve and protect that asset.
What that means for buyers: Bal Harbour trades on a triple scarcity — only 0.4 sq mi of land, only ~3,000 residents, almost no new construction allowed. The condo inventory is anchored by St. Regis Bal Harbour Residences, Bellini, Oceana Bal Harbour (different from Key Biscayne’s Oceana), Majestic Tower, and One Bal Harbour. The single-family estate enclave inland is the most tightly held estate cluster in the county — properties pass down rather than sell.
