What Bay Harbor Islands actually is

Bay Harbor Islands is a Town of ~6,000 people on two small islands (East Island + West Island) connected by causeway bridges to Bal Harbour, Surfside, and the mainland. Incorporated in 1947 — Shepard Broad (the namesake of the school) built it as a planned community. The character he set still defines the place: residential, walkable, modest in scale, tightly held generation-to-generation.

The East Island is the apartment-and-condo side — the historic 1950s-1960s MiMo (Miami Modern) low-rise architecture cluster, walkable to Bal Harbour Shops across a single short bridge. Many of those original mid-century buildings are preserved or being carefully restored as part of the Town’s MiMo conservation overlay. The West Island is the single-family side — tree-canopied residential streets, deep-water canal-front lots, and quiet residential blocks. Most West Island streets dead-end at the water with a canal-front lot at the foot of the street; many have boat docks.

The cultural anchor that defines daily life: Ruth K. Broad / Bay Harbor K-8 Center, named after Shepard Broad’s wife. Consistently one of the top-rated public elementaries in Miami-Dade. The waitlist for non-residents is real. In-district priority is the single biggest residential-buying trigger.

The new architectural wave (2018-2025) brought boutique luxury condos to the East Island: Bijou Bay Harbor (Kobi Karp-designed, 41 residences), La Mar (whole-floor units), 9900 West Bay Harbor, plus restorations of historic MiMo buildings into modern luxury condos. Pricing for the new condos pushed the per-sqft baseline meaningfully — but the Town remains anchored by the older established condo cluster + the West Island single-family. The result: a strong value-relative-to-Bal-Harbour positioning — the schools without paying Bal Harbour pricing.

1155 93rd Street. The Town’s anchor school, named for Shepard Broad’s wife. A-rated, consistently top Miami-Dade public elementary. The school’s culture is rigorous — strong arts + science. In-district priority is the single biggest residential-buying trigger. Out-of-district transfer waitlists are real.
