What that means for buyers: Doral is suburban in scale with strong professional density. Most inventory is master-planned single-family + townhomes + mid-rise condos in gated communities. Corporate-relocation demand tied to the Latin America HQ corridor drives the market. Pricing has moved meaningfully (median up ~50% since 2019) but Doral still trades well below Coral Gables or Pinecrest for comparable square footage and lot.

4400 NW 87th Avenue. The 800-acre golf resort that gave Doral its first national profile. The surrounding estate-belt neighborhoods (Vintage Doral, Vintage Estates, Doral Isles) trade at premium because of golf-course frontage + resort access.

Doral Isles

Gated 2,500-home master-planned community on the western edge of Doral. Multiple sub-communities (Doral Isles Antigua, Doral Isles Cayman, Doral Isles Andalusia, etc.) ranging from townhomes to estate-tier single-family. Lakefront lots, golf-course frontage, gated security, community pools + tennis. $700K-$5M depending on section and home size.

Vintage Doral + Vintage Estates

The top-tier gated single-family enclaves within Doral. Large lots (some over half-acre), custom homes, golf-course frontage in places. $1.5M-$5M. The trade-up address for established Doral residents.

Downtown Doral + CityPlace Doral

The planned mixed-use core of the city. Walkable retail (CityPlace Doral has shops + restaurants + the Cinépolis luxury cinema), mid-rise condos + townhomes, the Doral Government Center. The city’s answer to the “we want a walkable downtown” demand. $500K-$1.5M.

Park 22 East, Modern Doral, Sereno at Doral

The 2018-2025 master-planned subdivisions — newer construction, contemporary design, spacious floor plans. $700K-$1.5M. These are the “first home” tier for corporate relocators.

  • NW 25th Street + Doral Boulevard (NW 41st Street) — the city’s E-W spines.
  • Free Doral trolley — connects Downtown Doral + CityPlace + the main residential clusters.

  • The downside — traffic. Doral grew faster than its road network. Rush-hour outbound on NW 25th Street and Doral Boulevard can be heavy. Most residents organize work-from-home flexibility around it.

  1. The Latin America corporate pipeline. Doral’s pricing tracks the corporate-relocator demand from Univision, Carnival, ExxonMobil LATAM, Cordis, etc. When Latin American corporates expand U.S. presence (which they have steadily since 2020), Doral absorbs the relocation volume. Watch corporate-HQ expansion announcements as a leading indicator.
  2. Downtown Doral + CityPlace Doral build-out. The walkable mixed-use core continues to deliver new mid-rise condos + retail. This addresses the long-standing Doral critique (“nothing walkable”). Pricing in Downtown Doral has outpaced broader Doral 8-12% since 2020.
  3. Trump Doral renovation. The resort completed a multi-hundred-million renovation 2014-2018; subsequent investment continues. Resort vitality lifts adjacent estate-belt pricing.

How is Doral different from Coral Gables or Pinecrest?

Different vibes. Coral Gables = older established luxury (1920s tree-canopy, mature lots, historic architecture, $1.5M-$30M). Pinecrest = inland established luxury (1-acre minimum lots, mature trees, top schools, $1.5M-$15M+). Doral = newer master-planned suburban (master-planned subdivisions, gated communities, top charter schools, $400K-$5M, much faster grown). Doral trades meaningfully below CG/Pinecrest for comparable lot + sqft, but offers newer construction and the strongest charter-school network in the County.

Is the airport noise a problem?

For the eastern sections of Doral (closest to MIA), yes — there’s audible airport noise especially during takeoff/landing flight paths. Newer construction includes better sound insulation. Western Doral (Doral Isles, Vintage areas) is far enough from MIA that noise is rarely a factor. Pull a flight-path overlay for any specific address before offer; sensitivity to airport noise varies by buyer.

What schools serve Doral?

Public charter (the headline): Doral Academy network (multiple campuses, consistently top-rated in Miami-Dade), Mater Academy network. District public: John I. Smith K-8 (A-rated), Ronald W.
