The insider read
Miami Springs is a ~14,000-resident City immediately north of Miami International Airport — and its history + architecture are unique in all of Miami-Dade. The City was founded in 1923 by Glenn Curtiss, the legendary aviation pioneer (co-founder of Curtiss-Wright Corporation, designer of countless early aircraft, the “Father of Naval Aviation”). Curtiss bought the land + designed the community personally as a planned residential village — and he made the unusual choice to design it in Pueblo Revival + Mission Revival architecture, the Southwest-Spanish-Colonial vocabulary he loved from his travels through California + Arizona + New Mexico.
The result is the only Miami-Dade neighborhood where you’ll see adobe-stucco walls, exposed ceiling beams (vigas), red-tile roofs in the Mission style, recessed window arches, and the Pueblo deep-set door surrounds as the dominant residential vocabulary. Curtiss Parkway — the City’s main avenue — is canopied with mature live oaks + Indian laurels, lined with the original 1920s-30s homes + the Curtiss-designed civic buildings. The Curtiss Mansion (Glenn Curtiss’s own home, 500 Deer Run, now a museum) is the architectural set-piece + the City’s historical-cultural anchor.
Because of the immediate airport adjacency, Miami Springs has been tied to MIA’s aviation economy for 100 years — American Airlines, Delta, LATAM, and multiple corporate headquarters are based nearby. The unique architectural character continues to attract restoration-minded buyers.

500 Deer Run. Glenn Curtiss’s personal residence (1925), now a historic-house museum + community-event venue. Pueblo Revival architecture, beautifully restored, listed on the National Register of Historic Places. Tours available. The mansion is the City’s historical-cultural anchor + a regular venue for Miami Springs weddings + community events.
The City’s main avenue, canopied with mature live oaks + Indian laurels, lined with the original 1920s-30s homes + the Curtiss-designed civic buildings. The boulevard’s design vocabulary — the canopy, the median, the architectural alignment of buildings — is one of the great forgotten urban-design moments in South Florida.
650 Curtiss Parkway. The City-owned 18-hole municipal course since the 1920s — one of the oldest continuously-operated golf courses in South Florida. Affordable resident-rate access. The course + clubhouse anchor weekend social life for many residents.
Strong Greek + Italian + Hispanic + American family-restaurant scene. Bona Italian Restaurant, Greek House Cafe, Top Cuban Cuisine, Frankie’s Pizzeria. Plus the airport-adjacent restaurant cluster (Concourse + Marriott + airport-hotel dining). For destination meals, residents drive to Coral Gables or Doral.
Schools: Miami Springs Senior High (district public, A-rated), Springview Elementary (A-rated), Miami Springs Middle, multiple charter + private alternatives. Getting around: NW 36th Street + Curtiss Parkway + NW 67th Avenue are main arteries. MIA 5 min · Doral 10 min · Hialeah 8 min · Brickell 20 min · Coral Gables 15 min. The airport-noise factor is real for east-of-the-City addresses; western Miami Springs is far enough that noise is minimal.
For east-of-the-City addresses (closest to MIA), yes — there’s audible aircraft noise especially during takeoff/landing flight paths. Western Miami Springs (Curtiss Mansion area + Springview) is far enough that noise is rarely a daily factor. Pull a flight-path overlay for any specific address pre-offer; sensitivity varies by buyer.
It’s genuinely unique in Miami-Dade. No other neighborhood has Pueblo + Mission Revival as its dominant vocabulary. Restored 1920s-30s Curtiss-era homes are increasingly sought by architectural-character buyers. The premium for tasteful restorations vs indifferent renovations is real.
Yes. Title companies in the MIA corridor experienced with BTC closings.
