The insider read

What North Miami Beach actually is

First, the name. North Miami Beach is not on the beach — it’s an inland mainland city. The name was a 1931 marketing decision back when developers thought “Beach” sold better than “North Miami” (which was already taken by the neighboring city). Locals just call it NMB. The actual beach is across the bay in Sunny Isles or Bal Harbour, 10-15 minutes east. Once you accept the misnomer, NMB becomes one of the most layered and quietly interesting cities in north Miami-Dade.

The big 2020s story is Sole Mia — Turnberry’s 180-acre mixed-use development on the former Biscayne Landing site (15045 Biscayne Boulevard). LeFrak + Turnberry partnered to deliver a walkable mini-city with apartments + condos, a Whole Foods, a Publix, a Frank Gehry-designed elementary school (Mater Academy at Sole Mia), restaurants, a 7-acre lake, and a planned hotel + office cluster. Pricing within Sole Mia trades 30-50% above legacy NMB inventory. The project is reshaping how Brickell + Aventura buyers think about NMB — what used to be “the in-between” is becoming a destination submarket of its own.

And then there’s the genuinely strange piece of NMB history: the Ancient Spanish Monastery at 16711 W Dixie Highway. This is a literal 12th-century Spanish Cistercian monastery — built in 1141 in Sacramenia, Spain — that William Randolph Hearst bought in 1925, had dismantled stone by stone, packed into 11,000 wooden crates, and shipped to the United States. The crates sat in a New York warehouse for 26 years (USDA quarantine concerns about Spanish hay, then Hearst’s financial troubles). After Hearst’s death the stones were bought, trucked to NMB, and painstakingly reassembled by 1954. It’s now a functioning Episcopal church and a wedding venue, and is genuinely the oldest building in the Western Hemisphere. You can walk through it for $10. It’s bizarre and wonderful and very North Miami Beach — a thing that should not exist here and does.

The NMB markets

  • Sole Mia condos + apartments — the new master-planned mini-city, walkable mixed-use. Condos $700K-$3M, apartments rentals $2,800-$8,000/mo.
  • Eastern Shores (waterfront) — NMB’s higher-end single-family neighborhood, intracoastal-side, $1M-$5M.
  • Highland Lakes + Aventura Lakes-adjacent — gated subdivisions on the NMB/Aventura border. $700K-$2M.
  • 1950s-1970s single-family ranch stock — the foundational NMB inventory, $450-800K, often updated.
  • Townhomes + mid-rise condos along Biscayne Boulevard — $350K-$900K, mid-tier urban.
  • The 163rd Street area — older mixed-use cluster including the historic 163rd Street Shopping Center, more affordable + investor inventory.
  • Rentals — large pool. NMB apartment rentals serve a broad price range across the city. Strong cash-flow market for investors.

The places that make NMB, NMB

The Ancient Spanish Monastery

16711 W Dixie Highway. The 12th-century Cistercian monastery from Sacramenia, Spain, that William Randolph Hearst bought in 1925 and shipped to the U.S. in 11,000 numbered crates. After 26 years in a New York warehouse and Hearst’s death, the stones were finally reassembled in NMB by 1954. Now a functioning Episcopal church (Saint Bernard de Clairvaux) and the most photographed wedding venue in north Dade. The cloister gardens, the chapter house, the chapel — all genuinely 884 years old. $10 entrance fee for self-guided tour; a great Saturday-morning architectural pilgrimage. Walking the cloister at sunset is one of the most peculiar and beautiful things you can do in Miami.

Greynolds Park

17530 W Dixie Highway. 249 acres of urban park anchored by 100-year-old banyan trees, an actual lagoon (you can rent kayaks), a CCC-built (Civilian Conservation Corps, 1930s) observation mound, picnic shelters, walking trails. The park is the city’s lung — the place for weekend birthday parties, the dog walkers’ loop, the runners’ Sunday route. Free entry, generous parking. The most-loved civic asset NMB has.

Sole Mia

15045 Biscayne Boulevard. 180-acre mixed-use mini-city by Turnberry + LeFrak on the former Biscayne Landing site. As of 2025-2026 the development includes: condo + apartment buildings, a Whole Foods Market, a Publix, a Frank Gehry-designed Mater Academy elementary school, multiple restaurants (Toro Toro outpost, Sonja’s), the 7-acre Lake Sole Mia, a planned hotel + Class-A office cluster. The walkable Main Street + green-space integration is unusual for north Miami-Dade — it’s intentionally trying to be the walkable city the rest of NMB isn’t. Pricing reflects the bet; we’ll see if the long-term build-out delivers.

The food — Italian-American legacy + Haitian-Caribbean + Cuban

Laurenzo’s Italian Center (the Italian deli + bakery institution since the 1950s, the Northeastern-Italian Miami food source — fresh mozzarella, semolina bread, ricotta cookies). Cafe Prima Pasta (Argentine-Italian, generational). Sazon Cuban Cuisine. Chef Creole (Haitian — griot, akra, lambi, the real thing). Naomi’s Garden (Caribbean). Khachapuri (Georgian — yes, Georgian cuisine, in NMB). Roasters n Toasters (Jewish deli outpost). Sushi Maki. At Sole Mia: Toro Toro (Pan-Latin, Richard Sandoval), Sonja’s. The Italian-American + Haitian-Caribbean + Cuban + Israeli + Pan-Latin restaurant mix is genuinely deeper than NMB’s reputation suggests.

Schools

  • Mater Academy charter network — multiple NMB campuses including the Frank Gehry-designed Mater at Sole Mia. The strongest public-school option in the city.
  • North Miami Beach Senior High School — A/B-rated district public.
  • Highland Oaks Elementary + Middle — A-rated district public, technically in adjacent Aventura but NMB-feeder.
  • Sunshine Bilingual Academy — bilingual private.
  • Multiple bilingual private schools.
  • Scheck Hillel + Brandeis — day schools in adjacent Aventura.
  • For magnets, NMB students apply to MAST Academy (Key Biscayne) + TERRA Environmental (West Kendall) + School for Advanced Studies.

Getting around

  • Biscayne Boulevard (US-1) + NE 167th Street — main commercial arteries.
  • I-95 + Florida Turnpike + Palmetto Expressway — all easily accessed.
  • Brightline Aventura station 5 min north — 35 min to Miami, 35 min to FLL.
  • Sunny Isles + Bal Harbour beaches — 10-15 min east across Sunny Isles Boulevard or 167th Street.
  • FLL airport 20 min · MIA 30 min · OPF 12 min · Brickell 30 min.
  • Free NMB trolley — circulates the city’s main residential + retail clusters.

NMB 2026 market: what we’re watching

  1. Sole Mia build-out pace. The full Sole Mia plan extends through 2030+. New phases bring new inventory + new pricing benchmarks. Watch each phase’s delivery + absorption.
  2. Eastern Shores waterfront pricing. The intracoastal-front estate belt is the durable luxury anchor for NMB. Generational transfers are starting to test pricing.
  3. First-time-buyer momentum. NMB is increasingly a market where renters convert to owners — first-time-buyer and generational homeowner-wealth activity is significant + growing.
  4. 163rd Street area redevelopment. The historic 163rd Street Shopping Center area has multiple proposed redevelopment projects. If they break ground, the corridor lifts.
  5. Brightline halo + Aventura adjacency. NMB’s pricing tracks Aventura’s pricing — when Aventura prices up, NMB absorbs the value-conscious overflow. The Brightline station + Aventura Mall halo continues to lift north-NMB pricing.

Frequently asked questions

Why is North Miami Beach not on the beach?

1931 marketing decision. “North Miami” was taken by the neighboring city; “North Miami Beach” sold the area better even though it’s inland. The actual ocean beach is across the bay in Sunny Isles or Bal Harbour, 10-15 min east. The city’s eastern edge (Eastern Shores) does touch the Intracoastal waterway and has waterfront single-family. So “Beach” in the name = the bay/intracoastal Beach Town aspiration, not the Atlantic ocean reality. Locals just call it NMB and move on.

NMB vs North Miami vs Aventura?

Three different municipalities. North Miami Beach (NMB) = ~45K residents, inland, Sole Mia is the new story. North Miami = larger (~62K), the city to the south of NMB. Aventura = the international city east of NMB, Williams Island + Porto Vita gated enclaves, Brightline + Aventura Mall, more affluent. NMB is the value layer between North Miami and Aventura — entry-tier ownership without sacrificing Brightline + Aventura Mall amenities.

Is Sole Mia worth the premium?

Depends on what you value. Sole Mia delivers: walkable mixed-use, on-site Whole Foods + Publix, Frank Gehry-designed Mater Academy elementary, lake + green space, new construction. The trade-off vs. legacy NMB inventory: you pay meaningful premium for the convenience + amenity package. For buyers who want walkability + new construction + amenity density, Sole Mia is well-positioned. For value-conscious buyers who want maximum square footage + lot, legacy NMB single-family wins on price.

Is NMB a good investment market?

Yes — for cash-flow rental investors, NMB has strong fundamentals. Large rental pool, broad-based rental demand, moderate cap rates that work better than Brickell or Sunny Isles. For appreciation play, Sole Mia + Eastern Shores have the strongest upside narratives. For owner-occupant buyers, NMB delivers solid value at $500-800K price points.

Schools serving NMB?

Public charter: Mater Academy network (multiple NMB campuses including Sole Mia’s Frank Gehry-designed school). District public: NMB Senior High, Highland Oaks Elementary + Middle (adjacent Aventura, NMB-feeder). Private: Sunshine Bilingual Academy, multiple bilingual schools, Scheck Hillel + Brandeis (Aventura). For magnets: MAST Academy, TERRA, School for Advanced Studies.

Can I buy a NMB property with Bitcoin?

Yes. Title companies in north Miami-Dade are experienced with BTC closings at all price points. BTC pricing displayed on every listing.
