What Palmetto Bay actually is
Palmetto Bay is the Village immediately south of Pinecrest — same Old Cutler Road, same Palmetto Senior High feeder pattern, same big-lot residential ethos — but with bayfront. The Village incorporated in 2002 (later than Pinecrest’s 1996), and like Pinecrest, the incorporation was driven by residents who wanted to preserve the leafy large-lot character against unincorporated-Miami-Dade upzoning. ~25,000 residents spread across a large geographic footprint (the western edge inland, the eastern edge on Biscayne Bay).
The defining road is Old Cutler Road — the two-lane, 80-year-old scenic boulevard that runs from Coconut Grove through Coral Gables, into Pinecrest, through Palmetto Bay, and down to the southern reaches of Cutler Bay. Old Cutler is the most-canopied road in South Florida — continuous live-oak + banyan + royal palm cover for miles, a designated state scenic highway, the road you take when you want to feel like you’re in old Florida instead of new Miami. Many of Palmetto Bay’s premier addresses front Old Cutler or sit one block off it. The bay-side estates between Old Cutler and Biscayne Bay are the Village’s trophy tier, $4-15M+ with deep-water dockage and direct bay frontage.
The cultural anchor is the Deering Estate. Charles Deering — International Harvester chairman, brother of James Deering (who built Vizcaya in Coconut Grove) — bought 444 bayfront acres in the 1910s and built the Stone House + the Richmond Cottage as his Mediterranean Revival winter retreat. Charles died in 1927, the estate stayed in family hands until 1985 when the state of Florida bought it. Today it’s a museum + nature preserve + cultural-event venue: the original Stone House and Richmond Cottage are open for tours, the grounds include native pine rockland + mangrove + an archaeological site, and the Estate hosts regular concerts, art exhibitions, and the annual Deering Seafood Festival. It’s free for Village residents and one of the great underrated Miami-Dade cultural sites.
The school anchor is shared with Pinecrest: Miami Palmetto Senior High School is the Palmetto Bay public-school anchor too (the school is technically on the Pinecrest border, both Villages feed it). Plus Palmetto Bay has two of South Florida’s most-recognized private K-12 schools: Westminster Christian School (Christian college-prep, famous as Alex Rodriguez’s high school and a regular MLB-pipeline producer) and Palmer Trinity School (Episcopal college-prep 6-12). The combination of strong public + strong private K-12 options + tree-canopied 1-acre lots makes Palmetto Bay a competitive alternative to Pinecrest for the same buyer pool.

The Deering Estate
16701 SW 72nd Avenue. Charles Deering’s 444-acre bayfront estate, now a Florida state historic site + nature preserve + cultural-arts venue. The original Stone House (built 1922, three stories of Mediterranean Revival limestone) + the Richmond Cottage (Charles’s literary getaway). The grounds include native Pine Rockland forest (one of the last intact pine rockland ecosystems in Miami-Dade), mangrove tidal estuary, an archaeological dig site, and the Deering Estate Foundation’s contemporary art galleries. Hosts the annual Deering Seafood Festival (March), the Concert Under the Stars series, and regular cultural programming. $15 adult / $7 child general admission; free for Village residents. Walking the Stone House grounds at sunset is one of the great Miami pleasures.
Old Cutler Road
Designated Florida Scenic Highway. The two-lane road runs from Coconut Grove south, threading through Coral Gables, Pinecrest, Palmetto Bay, and Cutler Bay. Continuous live-oak + banyan + royal palm canopy. Speed limit 35-45 mph (drive it slow — that’s the point). Bike-friendly on the parallel paved path. The premier Palmetto Bay addresses front Old Cutler or sit a block off it. Driving Old Cutler at sunset with the canopy filtering light over your hood is a quintessential South Dade experience.
Coral Reef Park + the chain of South Dade parks
Coral Reef Park (7895 SW 152nd Street) — 40 acres, baseball + soccer + tennis + dog park + a Village splash-pad. The community-center anchor. Matheson Hammock Park (just north in Coral Gables) — the bayfront atoll pool + marina, a popular place to learn to sail. Bill Sadowski Park + Perrine Wayside Park serve the southern sections.
The Falls
8888 SW 136th Street. The open-air mall on the Palmetto Bay-Cutler Bay border. Bloomingdale’s, Macy’s, Apple Store, Pottery Barn, Williams-Sonoma, Anthropologie. Not Bal Harbour Shops, not Aventura Mall, but a solid mid-tier mall that serves South Dade. The food court is reliable; the actual restaurants (Cooper’s Hawk, Maggiano’s, Brio) are reliable mid-tier. Many Palmetto Bay residents do their daily errands here.
Westminster Christian School + Palmer Trinity School
Westminster Christian School (6855 SW 152nd Street) — Christian college-prep K-12, well-known nationally for athletic programs (Alex Rodriguez and other MLB players are alumni). The campus + chapel + athletics facilities are substantial. Palmer Trinity School (7900 SW 176th Street) — Episcopal college-prep 6-12, more focused academic + arts orientation. Both are alternatives to (or supplements for) the Palmetto Senior public-school path; many Palmetto Bay buyers opt for private for high school after public elementary.

Palmetto Bay 2026 market: what we’re watching
- Bayfront estate generational transfers. Old Cutler-side bayfront estates that were bought in the 1980s-1990s are starting to trade as the original owners age out. When they hit market they clear quickly.
- Palmetto-zone overlap with Pinecrest. Both Villages share the Palmetto Senior feeder. Palmetto Bay typically trades 15-25% below Pinecrest for comparable lot + sqft — the same-school value play.
- The Underline + South Dade Busway upgrades. The Underline extending south + Busway service improvements bring slow pedestrian/transit connectivity to a traditionally car-dependent area.
- Deering Estate programming + cultural-amenity premium. The Deering Estate’s regular concerts + festivals + cultural events are increasingly a regional cultural draw. Properties walking-distance to the Estate command quiet premium.
- SB 4-D doesn’t apply much. Palmetto Bay is single-family dominant; SB 4-D condo issues affect very limited inventory. This is one of the Miami-Dade submarkets where the SB 4-D drag is minimal.

Differences: Palmetto Bay has bayfront single-family (Pinecrest doesn’t), is geographically larger, includes The Falls mall, and has Deering Estate as its cultural-park anchor. Pinecrest trades at higher per-sqft (more established trophy address), has Pinecrest Gardens as its park anchor, and feels more “village center.” Both share Westminster Christian + Palmer Trinity for private. Many buyers tour both and choose based on bayfront-yes-or-no + per-sqft preference. Palmetto Bay typically delivers 15-25% better value per sqft for comparable Pinecrest spec.
Is the bayfront premium worth it?
For buyers who want water + private dockage: absolutely. The Old Cutler-side bayfront estates command $4-15M+ but trade at materially less per sqft than equivalent Coconut Grove bayfront or Coral Gables bayfront. For buyers who don’t actually use the water, the inland 1-acre estates deliver the same Village amenity package + schools + tree canopy at meaningfully lower cost.

Brothers built both. Vizcaya (Coconut Grove) was James Deering’s 1916 Italian Renaissance villa — bigger, more theatrical, more visited (it’s the famous Miami museum). The Deering Estate (Palmetto Bay) was Charles Deering’s quieter Mediterranean Revival winter estate — more nature-preserve-oriented, less ornate, more authentic-feeling. Vizcaya is the bigger destination; Deering is the quieter, more peaceful one many Miamians actually prefer.
