Golden Beach is the 0.4-square-mile Town immediately north of Sunny Isles Beach and immediately south of Hallandale Beach (which is in Broward County). The Town’s defining characteristic — and the source of its enduring trophy-tier real estate market — is one of the most restrictive zoning regimes in South Florida: single-family residential only, no multi-family, no commercial. The prohibition on condos has been continuously enforced since the Town’s incorporation in 1929. Where Sunny Isles is the densest collection of ultra-luxury OCEANFRONT TOWERS in the U.S., Golden Beach is its opposite — the densest collection of ultra-luxury OCEANFRONT SINGLE-FAMILY HOMES.

About 860 people live in approximately 370 homes. The Town is laid out as a small grid: Strand Drive runs along the oceanfront (the trophy address), Center Island Drive runs along an interior canal, North Parkway runs along the western edge. Most lots are 75-100 feet wide; the oceanfront lots are larger. The Town owns the entire ocean beachfront as protected resident-only beach (the only municipality in Miami-Dade with a private resident beach in this format). There’s a Town beach pavilion with cabanas, restrooms, lifeguards. There’s a small Town pool. The Town has its own police department, code enforcement, and city manager — meaningful self-governance for such a tiny population.

The buyer pool is concentrated and discreet. Wall Street + private-equity HNWI who want oceanfront privacy without the condo-tower amenity package. International ultra-wealthy buyers who want a beachfront second-home without the condo HOA constraints. Celebrities — Ricky Martin has owned in Golden Beach for years; other entertainment + sports figures have rotated through. The discretion is part of the value proposition: Golden Beach trades are typically off-market or through tight broker networks, days-on-market is among the lowest in the County for any market segment, and the resident community is small enough that everyone genuinely knows everyone.
