Why Aventura is different

The neighborhood was master-planned by Don Soffer in the 1970s as a self-contained city — large condo buildings, a country club, a mall as the cultural anchor. Fifty years later, it’s grown into one of the largest concentrations of ultra-HNWI in the United States. The Mall itself is the third-largest in the U.S. and houses Louis Vuitton, Cartier, Hermès, the Apple flagship, plus 300+ other tenants.

What this means for buyers: Aventura is a condo-dominant city with two ultra-luxury enclaves (Williams Island and Porto Vita) that punch far above the surrounding price tier. The bulk of inventory is the long stretch of oceanfront and Intracoastal condos (Echo Aventura, Turnberry Ocean Colony, Hidden Bay, Hamptons, Bella Mare) plus inland residential buildings. Single-family inventory is limited — there are some Aventura Lakes townhouses and a handful of estate homes around the country club, but if you want a true single-family home, this is not Coral Gables.

  • Boutique buildings & Condos — the bulk of Aventura. Echo Aventura, Turnberry Ocean Colony, Hidden Bay, Hamptons West, Bella Mare, Atrium Aventura. $500K–$3M typical.
  • Penthouses & Condo Estates — top-floor signature units in the premier buildings, plus whole-floor units at Porto Vita and Williams Island condo towers. $3M–$15M.
  • Williams Island — the gated private island (yes, an actual island), 300+ residences across multiple towers + estates + country club. Deep-water dockage, marina, tennis. $3M–$25M.
  • Porto Vita — gated boutique-luxury condo enclave on the Intracoastal, 4 towers + 50+ private villas. Quieter than Williams Island, even more exclusive. $2M–$15M.
  • Aventura Lakes townhouses + estate homes — limited single-family inventory in the gated Aventura Lakes community and around the country club. $1M–$5M.
  • Rentals — The premium Williams Island and Porto Vita rentals (when they exist) clear $15K–$40K/mo furnished.

Williams Island — the gated private island

4000 Island Boulevard. Don Soffer’s 1980s vision of a “Florida Riviera.” Connected to mainland Aventura by a single bridge with guarded entry. 300+ residences across multiple condo towers (Williams Island 2000, 3000, 4000, 5000, 6000, 7000) plus dozens of estate villas. Includes the Williams Island Country Club (golf, 16 tennis courts, marina with 130+ slips, beach club, spa). Estate villas $3M–$15M+; tower condos $1M–$5M typical, $5M+ for penthouses. The most-established Aventura ultra-luxury address.

Porto Vita

20100 West Country Club Drive. Gated boutique-luxury enclave with 4 condo towers (Porto Vita Tower I, II, III, IV) + 50+ private villas. Quieter and more exclusive than Williams Island. Mediterranean-inspired architecture. Italian fountain plaza. Resort-style amenities. $2M–$15M.

Echo Aventura

3500 NE 188th Street. Carlos Ott architecture (the same designer as Echo Brickell). 190 residences, 30 stories, completed 2017. The current premier non-gated Aventura building. Penthouses cleared $8M+.

Turnberry Ocean Colony

16047 Collins Avenue. Oceanfront, two-tower complex. Penthouses + condo-estate units. The “Aventura on the ocean” alternative to Sunny Isles next door.

Hidden Bay, Bella Mare, Hamptons West, Atrium Aventura

The bread-and-butter Aventura luxury condo cluster. Older buildings (mostly 1990s-early 2000s) with strong family-buyer demand. $500K-$2M range. Lots of 2-3BR units in the 1,500-2,500 sqft range.

The Mall — and the food

Aventura Mall is the third-largest mall in the United States and one of the highest-grossing shopping centers per square foot in the country. Louis Vuitton, Cartier, Hermès, Apple flagship, Nordstrom, Bloomingdale’s, Macy’s, plus 300+ other tenants. The food scene at the Mall: Bourbon Steak (Michael Mina), Cipriani Aventura, Le Zoo, Stripsteak, Treats Food Hall. Outside the mall: El Novillo (Argentine steakhouse), Sushi Sake, Aroma Espresso Bar (Israeli), The Cheesecake Factory (the original of the Aventura crowd), Toscana Divino, NaiYaRa (Thai).

Getting around

  • Brightline Aventura — high-speed rail station opened 2022. 35 min to Miami, 35 min to Fort Lauderdale, 75 min to Orlando. Game-changer for the area.
  • Free Aventura Express — the city’s trolley/bus circulator, hits the mall, Williams Island, Porto Vita area.
  • I-95 + Florida Turnpike — both 5 min away.
  • MIA 35 min · FLL 15 min · OPF (Opa-Locka Executive) 10 min (for private jets).
  • Marina — Williams Island Marina has 130+ slips; Bella Mare Marina is open to non-residents.

Aventura 2026 market: what we’re watching

  1. Brightline + workforce-relocation effect. The 2022 Brightline station made Aventura accessible to Miami/Brickell jobs without the I-95 commute. Result: a new wave of renters and first-time buyers. Pricing in the $400-700K starter condos has tightened meaningfully.
  2. Mall-area density push. New construction near the Mall + Brightline station (mixed-use mid-rise) is adding rental inventory. Pricing pressure on the older 1990s buildings within walking distance.
  3. The SB 4-D bill drag on older buildings. Like all of South Florida, Aventura’s 30+ year condo buildings face structural-review obligations. Some Aventura buildings have completed their pass; others are pending. Pull the reserve study and 12-month special-assessment history before any offer on a building from the 1990s or earlier.

Frequently asked questions

What’s the difference between Williams Island and Porto Vita?

Williams Island is bigger — 300+ residences spread across multiple condo towers AND estate villas, with a full country club (golf, tennis, marina, beach club). Porto Vita is smaller and more exclusive — 4 boutique condo towers + 50+ villas, no country club but a more refined Mediterranean-style enclave feel. Williams Island is more lively/social; Porto Vita is quieter/more private. Pricing overlaps in places ($3-10M), but Williams Island has more entry-tier inventory while Porto Vita’s floor is higher.

Are there single-family homes in Aventura?

Limited. Aventura is condo-dominant by master plan. Single-family inventory concentrates in: Aventura Lakes (gated community with townhouses + estate-tier homes), the country-club-adjacent estate belt, and a small number of older 1970s-1980s single-family homes scattered through the city. If you want a true Coral Gables-style single-family neighborhood, Aventura isn’t it — but Aventura Lakes townhouses serve many of the same buyer needs at lower price.

What schools serve Aventura?

Public: Aventura City of Excellence School (ACES, K-8 magnet, A-rated), Don Soffer Aventura High School (magnet, opened 2019), Highland Oaks Elementary + Middle. Private: Brandeis Day School (Hochberg), Scheck Hillel, Beit Yaakov, Sunshine Bilingual Academy. Apply early to the public magnets — Aventura ACES has waitlists.

Aventura vs Sunny Isles Beach for ultra-luxury?

Different product. Sunny Isles is the U.S.’s densest concentration of ultra-luxury OCEANFRONT towers (Acqualina, Porsche Tower, Trump Towers, the Estates at Acqualina). Aventura is INTRACOASTAL and inland — most Aventura ultra-luxury is on the bay or canals, not the open ocean. Sunny Isles trades higher per square foot at the very top end. Aventura has more mid-market inventory, better schools, and the Brightline station + Mall amenities. Buyers often consider both before choosing.

How is Aventura’s Brightline station changing the market?

Significantly. Since 2022 opening: 35-minute access to Miami and Fort Lauderdale without I-95 commute has brought a new buyer pool. Condos within walking distance of the station have outperformed the broader Aventura market by 12-18% since 2022. Future Orlando connection (already operational) made Aventura a viable weekend-home base for Central Floridians.

Property taxes in Aventura?

City of Aventura millage is low — about 1.7 mills, one of the lowest in Miami-Dade — on top of County (~5.6) and School District (~7.0). Effective rate roughly 1.6-1.8% of assessed value for non-homesteaded property, meaningfully below Coral Gables or City of Miami. Florida Save Our Homes 3% cap applies for homesteaded primary residences.
