The insider read
Miami Beach is its own city — not part of the City of Miami — sitting on a 7-mile barrier island connected to the mainland by four causeways. Carl Fisher dredged it out of a mangrove swamp in 1915, sold lots from a tent on the sand, and within a decade had built the largest collection of Art Deco architecture anywhere on earth. A century later, the Art Deco Historic District still covers most of South Beach, with strict preservation rules and a Historic Preservation Board that has stopped more than one billionaire’s renovation plans cold.
What people mean by “Miami Beach real estate” depends entirely on which of five distinct markets they actually want to be in. Lumping them together — as most listing portals do — guarantees a wasted afternoon. The three Coral Gables markets confuse $5M buyers. The five Miami Beach markets confuse $50M buyers.
The iconic stretch. Art Deco hotels along Ocean Drive, Collins Avenue, and Washington Avenue. Lincoln Road as the pedestrian retail spine. South of Fifth is the premium residential pocket — the SoFi acronym is real, and the buildings there (Continuum I & II, Apogee, ICON South Beach, Murano at Portofino, Murano Grande) anchor Miami Beach’s ultra-luxury condo market. SoFi is the most-pedestrian-friendly mile in all of South Florida — restaurants, beach, marina, park, all within ten minutes.
The “Millionaire’s Row” tier of Miami Beach. Faena District (32nd–35th Street, anchored by Faena House, Faena Hotel, Faena Theater). The Edition Miami Beach. 1 Hotel & Homes. The Setai sits at 20th — technically South Beach but the building’s vibe is Mid-Beach. Mid-Beach also includes the residential pockets west of Collins (Sunset Islands 1–4 entrances, Pinetree Drive, West Avenue lower density), the lakes (Indian Creek-adjacent), and the long block of oceanfront condos. Mid-Beach is quieter than SoBe and more refined than North Beach.
The quieter, more residential third. Eighty Seven Park (Pininfarina design, the breakout 2019 building) lifted North Beach’s price ceiling. Soho House’s North Beach annex pulled the cool crowd north. 4000 Collins is the newer luxury tier. North Beach still has 1960s-era condos selling at half the Mid-Beach price — for buyers who want oceanfront on a Mid-Beach lifestyle budget. The smart play.

Carbone (Major Food Group’s NYC import — the table you’ll wait six weeks for). Mila (rooftop, Lincoln Road — sushi + global). Sushi Garage (Sunset Harbour, by the same team). Stubborn Seed (James Beard Award, Jeremy Ford). Forte dei Marmi (Italian, South Beach). Casa Tua (the original — boutique, members-feel). Cipriani Miami Beach (the Florida outpost). Quattro Gastronomia Italiana on Lincoln Road. The North Beach gems: Estiatorio Milos at Faena, Pao by Paul Qui at Faena. Mid-Beach’s quiet pick: The Forge, the old-school Miami Beach steakhouse on 41st.
Public: North Beach Elementary (A-rated, in-demand), Miami Beach Senior High (magnet programs), Carl Fisher K-8, Treasure Island Elementary. Private: Lehrman Community Day School (K-8), MAST Academy (marine-science magnet, technically in Coconut Grove but Miami Beach-popular), St. Patrick (K-8). Most ultra-luxury Miami Beach households enroll their children in private school in the Grove or Coral Gables — the school commute is the open secret of the Beach.
The phenomenon Miami Beach pioneered: hotel residence + beach club as an integrated lifestyle. Soho Beach House Miami (members-only). 1 Hotel Beach Club (residence-owner access). The Setai Beach (residence + hotel guests). Faena Beach Club (residence-owner + hotel guests). The Bath Club (legacy private club + condo-owner membership). For non-residence buyers, day-pass beach access at the W, 1 Hotel, or Faena runs $150–$500/day depending on season. The Standard Spa across the causeway (Belle Isle) is the wellness-tier alternative — pool access $100, full spa $300+.
Two separate cities. The City of Miami is on the mainland (where Brickell, Wynwood, Coconut Grove, Edgewater all sit). Miami Beach is on a 7-mile barrier island connected via causeways. Different mayors, different fire departments, different zoning, different schools, different taxes (slightly). When Floridians say “the Beach” they always mean Miami Beach, never Miami. When tourists say “Miami” they almost always mean Miami Beach.
(1) Homes & luxury homes in non-island Mid-Beach pockets, $1.5–8M. (2) Mansions — architect-attributed single-family on the man-made islands and waterfront blocks, $5–30M. (3) Estates — gated Star Island, La Gorce Island, and the North Bay Road trophy waterfront, $30M–$200M+. (4) Boutique condo buildings — smaller buildings in SoFi, South Beach, Mid-Beach, $1M–$15M. (5) Condo estates & penthouses — whole-floor and signature top-floor units at Continuum, Faena House, Edition, Setai, $15–$85M.
Post-Surfside (the 2021 Champlain Towers South collapse), Florida Senate Bill 4-D requires every condo of three stories or higher and more than 30 years old to complete a structural-integrity milestone review and fund full reserves. The reserve-funding requirement (no more “waive reserves”) has hit older Miami Beach buildings hard. Special assessments of $50K–$500K per unit are common. Always pull the most recent reserve study and 12-month special-assessment history before making an offer on any Miami Beach condo over 25 years old. Buildings that have already passed their milestone review without a major assessment are the smartest current picks; buildings still pending review are the price drag.
Star Island is gated and patrolled, 36 estate-lot homes. Marquee residents you’ve heard of. $40M–$200M+. Hibiscus Island is not gated (just a single guarded entrance), ~70 homes, more contemporary architecture. $7M–$50M. Palm Island is Hibiscus’s bigger-lot sibling, also not gated, ~50 homes. Both Hibiscus and Palm sit on the same MacArthur Causeway corridor as Star, so locationally identical — the difference is the gate, the lot size, and the price.
Yes — and they trade more often than people realize. The “condo estate” tier (4,500+ sqft, often whole-floor) includes units at Continuum, Apogee, Faena House, the Setai, 1 Hotel & Homes, Edition Residences, and Eighty Seven Park. Specifically: 800 S Pointe Drive PHs (Apogee), 50/100 S Pointe Drive whole-floor units (Continuum), 3315 Collins (Faena House) and 9011 Collins (Surf Club) entire floors regularly hit 8,000–11,000 sqft. Filter our live inventory by the “Condo Estate” tier above to see what’s currently available. These aren’t on Zillow’s “condo” filter — they’re hidden in the 4,650-listing Condominium category.
South Beach (5th–23rd Street) is 24-hour-city — restaurants, nightlife, Art Deco hotels. South of Fifth (the lower 5 blocks) is the residential-focused premium pocket. Mid-Beach (23rd–63rd) is quieter and more refined, anchored by the Faena District and the Five-Star Mile. North Beach (63rd–87th) is the most residential third, still oceanfront, with newer ultra-luxury (Eighty Seven Park) but plenty of 1960s-era buildings at half the Mid-Beach price. SoBe for 24-hour city energy; Mid-Beach for a quieter, more refined setting; North Beach for value oceanfront.
City of Miami Beach millage runs about 5.7 mills on top of Miami-Dade County (~5.6) and School District (~7.0). Effective rate roughly 1.9–2.1% of assessed value annually for non-homesteaded property. Florida’s “Save Our Homes” cap limits annual increases to 3% for homesteaded primary residences. For non-residents and second-home buyers, the bill at sale will be 2–3x the seller’s tax bill at the same address. Build that into the offer.
