North Miami (NoMi to many residents) is a ~62,000-resident city on the mainland, north of MiMo + Edgewater + the Upper East Side, south of North Miami Beach + Aventura. Incorporated in 1926, the city has a longer history than its quieter reputation suggests.

NoMi also has serious cultural institutions. MOCA North Miami (Museum of Contemporary Art) is one of South Florida’s most important contemporary-art museums — major exhibitions, the annual MOCA Jazz Series, a permanent collection that includes John Baldessari, Yoko Ono, Carrie Mae Weems. Florida International University’s Biscayne Bay Campus sits on the bay at 3000 NE 151st Street — about 4,000 students, marine-research focus (FIU’s Aquarius Reef Base underwater habitat operates from here), a beautiful waterfront walking + biking path. Oleta River State Park (3400 NE 163rd Street) is Florida’s largest urban park — 1,043 acres of mangrove + pine flatwoods + bay frontage, with the best urban mountain biking + kayaking in Miami-Dade.

The real estate market is mixed in the most genuine sense. Older 1950s-1970s single-family housing stock on the residential blocks (much of it now updated, some still original mid-century), newer mid-rise condos along the Biscayne corridor, larger newer townhome developments, and pockets of substantial waterfront single-family on the bay-adjacent neighborhoods (Sans Souci, Keystone Point — both gated and luxury-feeling, often $1.5M-$5M). Median ~$430K for single-family makes NoMi one of the best value mainland-urban-fabric markets in north Dade.

Oleta River State Park

3400 NE 163rd Street. 1,043 acres — Florida’s largest urban park. 15+ miles of mountain biking trails (Miami’s best urban mountain biking), kayak + paddleboard rentals on the Oleta River, mangrove tunnels, picnic shelters, sandy beach on Biscayne Bay, dog beach. $6/car entrance. The weekend escape for thousands of north Dade residents. The trails are real — beginners to advanced, technical sections.

FIU Biscayne Bay Campus

3000 NE 151st Street. Florida International University’s smaller bayfront campus — about 4,000 students, marine-science focus, the operating base for FIU’s Aquarius Reef Base (the only undersea research lab in the world). The bayfront walking + biking path is open to the public + becomes a sunset run-route for many NoMi residents. The campus’s Conferences + Hospitality programs make it an event-rental destination.
