The insider read

What South Miami actually is

South Miami is a small City of about 12,000 residents sandwiched between Coral Gables (north and east) and Kendall (south and west) — incorporated 1927 with the official nickname “The City of Pleasant Living”. It punches above its small size because of three structural advantages: (1) it borders the University of Miami campus, with all the cultural + economic + dining + young-adult-vibrancy that comes with a major research university next door; (2) South Miami Hospital (now Baptist Health South Miami) is a major regional employer + medical center; and (3) the South Miami Metrorail station at Sunset Drive + US-1 makes Brickell a 22-minute train ride away, a rare actually-functional public-transit option for South Florida residential property.

Daily life centers on Sunset Drive (SW 72nd Street) — the walkable downtown spine with restaurants, shops, the historic Sundial Cinema, the South Miami City Hall, the Sunset Place shopping center (recently renovated as a mixed-use destination), and the Metrorail station. It’s one of South Florida’s most genuinely walkable downtowns — residents from the surrounding single-family streets walk to dinner, walk to the gym, walk to the Metrorail. The combination of walkable downtown + Metrorail + UM-adjacent + accessible price point makes South Miami one of the more “city-feeling” suburban locations in Miami-Dade.

The residential streets are predominantly 1950s-1970s ranch + Mediterranean single-family on standard suburban lots, mostly updated, with mature live oak + royal palm canopies. The buyer pool includes UM faculty + medical professionals priced out of Coral Gables. The pricing is genuine value: median $700K for a real single-family home walking-distance to a Metrorail station + good restaurants + good schools, which is hard to replicate anywhere else in Miami-Dade at this price point.

The South Miami markets

  • Sunset Drive-walkable single-family — the most-desirable inventory, $700K-$2M.
  • Larger custom homes — particularly the Snapper Creek + adjacent residential blocks, $1M-$3M.
  • 1950s-1970s ranch + Mediterranean stock — the foundational inventory, often updated, $600-900K.
  • Townhomes + small condo developments — $400-700K.
  • Sunset Place condos + mid-rise apartments — $300-600K, the urban-feeling tier.
  • Rentals — solid pool with strong UM-adjacent demand. Single-family $3,500-$6,500; townhomes $2,500-$4,000; apartments $1,800-$2,800.

The places that make South Miami, South Miami

Sunset Drive walkable downtown

The walkable Main Street running east-west through the heart of the City — restaurants, shops, the Sunset Place shopping center, the South Miami Metrorail station, the City Hall. Sushi Maki (the local sushi flagship). Pasta Italia. Cibo Wine Bar. The Wine Spot. Akashi (Japanese). JimmyZ Kitchen. Town Kitchen & Bar. Plus the chain layer — Whole Foods, Trader Joe’s, Apple Store, multiple chains. The Sundial Sundial Theatres (multiplex cinema) anchors the entertainment cluster. The recently-renovated Sunset Place delivers a mixed-use feel that wasn’t here a decade ago.

University of Miami next door

The UM campus technically sits in Coral Gables (the official city boundary runs through the UM property), but the campus’s eastern and southern edges are functionally part of South Miami’s cultural radius. The Coral Gables UM campus hosts ~17,000 students + ~12,000 faculty/staff, the Lowe Art Museum, the Frost School of Music + Frost Concert Series, the BankUnited Center (Watsco Center) for athletics + concerts, the Coral Gables UM Hospital, multiple research institutes. For South Miami residents, UM is amenity (cultural, academic, athletic, employment) more than just an academic neighbor.

South Miami Hospital (Baptist Health)

6200 SW 73rd Street. The Baptist Health South Miami campus — major regional medical center + employer + cultural-anchor institution. The hospital is one of the City’s largest employers; medical professionals + nurses + healthcare workers are a significant share of the City’s resident population + rental-market demand.

South Miami Metrorail station

5780 SW 72nd Street. The Metrorail station at Sunset Drive + US-1 — one of the most-used in the entire Miami-Dade Metrorail system. Connects directly to UM station (1 stop north), Vizcaya (next), Brickell (~22 min), Government Center/Downtown (~28 min). Many South Miami residents commute to Brickell + Downtown jobs via Metrorail — a genuinely functional South Florida public-transit commute. The Metrorail station’s adjacency is the single biggest infrastructure advantage South Miami has over Pinecrest or Palmetto Bay.

  • South Miami Middle + adjacent district middle options.
  • UM-affiliated K-8 schools for UM faculty + staff families.
  • Riviera Schools (Pinecrest) + Gulliver Prep (Coral Gables) + Carrollton (Coconut Grove) — private alternatives.
  • St. Brendan Catholic School + multiple Catholic options.

Getting around

  • US-1 (South Dixie Highway) — the main north-south spine + Metrorail corridor.
  • Sunset Drive (SW 72nd Street) — east-west, the walkable downtown.
  • Red Road (SW 57th Avenue) — connects to Coral Gables.
  • Metrorail — South Miami station to UM, Vizcaya, Coconut Grove, Brickell, Government Center.
  • The Underline — the linear park under Metrorail, walkable + bikeable, opens connectivity.
  • Brickell 22 min Metrorail · Coral Gables 5 min · Coconut Grove 10 min · UM 5 min · MIA 18 min.

South Miami 2026 market: what we’re watching

  1. Sunset Place build-out. The renovated Sunset Place + adjacent mixed-use developments continue to mature. Pricing near the walkable downtown core lifts.
  2. Affordability gap with Coral Gables widening. As Coral Gables prices have escalated, South Miami captures value-conscious overflow. Median has appreciated faster than Coral Gables in recent years.
  3. Metrorail + Underline + transit-oriented development. The Underline’s full build-out + new TOD projects near the South Miami station continue to add walkable density.
  4. UM expansion. University investment + faculty/staff growth provide steady demand.
  5. Hospital + medical-professional buyer pool. Baptist Health expansion brings continued medical-professional rental + ownership demand.

FAQs

South Miami vs Coral Gables?

Adjacent. Coral Gables = larger (~50K residents), older established luxury (1920s tree-canopy, historic Mediterranean Revival architecture, Miracle Mile), median $2.5M+. South Miami = smaller (~12K), more accessible pricing ($700K median), Metrorail-served walkable downtown, similar tree canopy, more medical/UM-professional buyer mix. South Miami delivers many of Coral Gables’s amenities at meaningful per-sqft discount + better transit access. Many buyers tour both + pick South Miami when budget rules out Coral Gables.

Is Metrorail commute actually practical?

For Brickell + Downtown + Government Center commutes: yes, genuinely. 22-minute ride from South Miami station to Brickell, 28-minute to Government Center. Many South Miami residents do this daily. The trade-off: schedule constraints (Metrorail’s frequency is good but not subway-like), the walk to/from station, and weather-driven inconvenience. Still, having a functional transit option is one of the City’s underrated advantages.

Schools serving South Miami?

Public: South Miami K-8 Center (A-rated, in-zone), South Miami Middle, Coral Gables Senior High + Southwest Miami High. Private: St. Brendan Catholic + multiple Catholic options. Higher-end private alternatives: Riviera Schools (Pinecrest), Gulliver Prep (Coral Gables), Carrollton (Coconut Grove).
